Conference Overview: Current Status of Mould and Moisture Issues and Solutions

Over the past few years the mould associated with moisture problems in buildings has gained a reputation within the construction, design and building management industries as a difficult and complicated issue often associated with health complaints and resulting in significant liability. Much of this reputation is unwarranted and has been fueled by misinformation that has been spread both directly by the media and virtually by way of specialized Internet sites. This attention has created a growing public awareness and misunderstanding leading to a developing public relations nightmare. This overview will seek to demystify the mould issue by addressing the myths and misconceptions surrounding preventing, diagnosing and managing mould and moisture in buildings.

New Health, Construction and Remediation Standards and Guidelines for Mould and Moisture Control

New standards and guidelines recently published for the control and prevention of mould issues in the building envelope and mechanical systems during construction and remediation and cleaning of mould in existing buildings will be presented. These will include the Canadian Construction Association new Mould Guideline which now has the most immediate legal force in the construction industry, the new Health Canada Mould Remediation Guideline and the New Institute of Inspection, Cleaning and Restoration Certification (IICRC) Remediation Standard (S-520). The status of the new ASHRAE Standard for Inspection and Maintenance of Mechanical Systems (ASHRAE 180P) will also be discussed.

Innovative Solutions for Mould and Moisture Control

A number of new and innovative technologies and products providing solutions for mould and moisture issues are now available to meet the needs of the construction, building and real estate industries. The solutions to be presented in this session range from proactive methods of detection and prevention using inspection combined with permanently installed moisture sensors to antimicrobial coatings designed to prevent mould growth if and when moisture occurs. This session will also focus on the issues surrounding moisture management in new construction.

Mould and Moisture Control for Construction Materials

There are numerous and varied types of construction materials in use today. Moisture affects all materials differently; as well mould grows on some materials more consistently than on others. Different materials require different methods to control moisture and mould problems. This session brings together a panel of experts to discuss these issues with respect to some of the most common construction materials in use today in Alberta including dimensioned and engineered wood products, structural board and plywood, cement and masonry, and building wraps used for air and vapour barriers.

This session will begin by presenting an overview to help better understand mould in the building envelope, how best to avoid it in new construction and how to deal effectively with mould in existing buildings. The panel of experts will discuss the cost effective diagnostic and risk management methods available to prevent moisture intrusion and avoid mould problems as well as how to inspect, diagnose the extent of and effectively mitigate a mould issue when it occurs.

Innovative Approaches to Indoor Air Quality and Moisture Management

Fueled by media hype and the efforts of a new and growing army of "Mould is Gold" consultants with the help of plaintiff's attorneys, the issue of IAQ and related mould and moisture problems has been spun as the new asbestos, a plague to commercial and public buildings and a threat to the health of occupants. Prudent property management companies have responded to this new and important challenge by implementing Pro-Active IAQ and Moisture Management Programs across their portfolios of properties. This session is intended to clear up much of the misinformation that is circulating in the industry and to demystify the IAQ and mould and moisture issues in buildings for the construction, property management and real estate industries.

Building Durability for Sustainable Development

There has been increased awareness by developers and the public about the advantages of constructing and residing in buildings meeting the new standards of sustainable design and construction. These standards are more demanding than existing building code requirements with respect to environmental and energy performance requirements. Improved Indoor Air Quality, mold and moisture control and building durability are consistently cited as the key advantages of living and working in sustainable buildings. This panel will discuss the new sustainable building industry standards such as Green Globes, Go Green, the BuiltGreen Alberta program.

Legal and Insurance Issues

Acccording to the media, attorneys and consultants, IAQ and mould and moisture problems continue to surface in public and commercial buildings, "taunting the health of its occupants." Coupled with this, the liability and property insurance industry has responded by withdrawing coverage for mould claims associated with moisture in buildings. It is of critical importance that builders, developers, property managers, designers — all those involved in the building and real estate industry — be armed with the most recent and accurate information related mould in buildings to make effective risk management decisions. This panel will bring together experts to discuss the insurance, warranty and legal issues involved.
